Why should I have my new home inspected during construction?
To have a competent third party, representing your interests, assure you that your builder is using sound construction practices, quality materials and performing acceptable workmanship. In addition, to affirm that the construction substantially meets the requirements of the plans, specifications, current building standards and codes.
How often should I have the construction inspected?
This will be a function of your budget, the size of the home and your expectations. The best results are obtained by performing five (5) inspections for an average size home and larger. Small homes can be evaluated properly with two (2) or three (3) inspections. Our construction specialist can guide you with the selections.
Do you deal directly with my dealer?
No, we provide information to you through type written reports so that you can review items of concern with your builder. Remember that we have no power to enforce any of our findings. The power is vested with you, the purchaser/owner, under your contract with the builder.
Will my new home be perfect when inspected by a professional?
Perfection is in the eye of the beholder. With cooperation of your builder, we can assure you that your new home will be equal to or better than other dwellings of comparable size, class and price range. Every home built by human hands has problems during construction. What is important is how the problems are addressed and remedied.
How do I inspect a competent inspection company?
ASHI certified and/or ICC certified professionals offers you some assurance of qualified inspectors; however, construction knowledge, experience, confidence, attention to detail and foresight are the most important aspects for a preferred construction inspector. A builder can easily spot inadequacy and naivete.
Who are the "best" builders in Central Florida?
This cannot be answered unless one knows who is overseeing the construction worker. Quality construction is a function of supervision and not of building price. Superintendents that are knowledgeable, confident and customer oriented welcome inspections by a professional as another pair of eyes critiquing their work for improvement of their product. Unfortunately, most superintendents are builder-oriented with production date lines and cost cutting their primary driving force. The builder with different supervisors can have varying customer satisfaction.
